of the Green Trails Improvement Association
Board of Directors Meeting
Tuesday October 9, 2007
President, Peter Bakas, called the meeting to order at 7:30 PM at
Kennedy Jr. High School. Board members present: Peter Bakas, John
Charicki, Joan Dudas, Rodd Elges, Rob Getz, Marg Hough, Gerry Jackson,
Terri Kolman, Julie LaFond, Les Lavin, Betty Long, Gail Robinson.
Board members excused: Pat Coughlin-Schillo, Linda Gilbert, Tom
Maslanka. Management: Joanne Broda. Paula Gleason was Recording
Secretary. A quorum was present.

Forum
None.
Minutes
of the Prior Meeting:
Minutes of the prior meeting were reviewed.
Board Motion: Gerry Jackson motioned to approve the minutes of
the September meeting, Terri Kolman seconded. The motion passed by
unanimous voice vote.
Treasurer's
Report
John Charicki reviewed the September Balance Sheet and Income and
Expense Statement.
Board Motion: Rodd Elges motioned to accept the revised check register
expenditures of $28,971.28 for October, Joan Dudas seconded. The
motion passed by unanimous voice vote.
Management Report
Telephone log line items were reviewed.
Management stated that there have been a total of 45 College Green
apartment-condo conversions, with 51 left to be converted.
Management reported that there have been a total of 8 Torrey Pines
conversions, with 16 left to be converted.
Management requested approval for a fall spraying of the pines on
College Road.
Board Motion: Marg Hough motioned to approve the fall spraying of
pines on College Road at a cost of $1,570, Joan Dudas seconded. The
motion passed by unanimous voice vote.
Management has been trying to find a handyman to work on Gazebo
repairs. Les Lavin spoke with a representative of Archadeck of Fox
Valley, who recommended replacing the Gazebo lattice with
pressure-treated .2 southern yellow pine. The individual would need a
lead time of about one week and could accomplish the repairs in two
days at a cost of $645. The consensus of the Board was to have this
repair work accomplished as soon as possible.
Two more grass cuttings remain on schedule for this year in early
October; however management requested approval of an additional
cutting in November. The consensus of the Board was in the
affirmative for this request.
Management recently met with Steve Piper & Sons Tree Service to review
tree work requested by GTIA. The majority of the work is for both
sides of College Road, south of Green Trails, some tree removal north
of Green Trails, removals on Trinity and Stonehaven, major trimming on
Stonehaven and Mill Bridge, tree trimming at Naper & Green Trails and
tree trimming at the Gazebo. Total cost will be $7,205, which
includes removal of 17 trees and extensive trimming. Piper’s had also
commented that it would be beneficial to the trees, especially those
with surfacing roots, if they were mulched. The area along Green
Trails Drive, across from the church, was used as a test area to get
an idea of cost. There are 40 trees in that common area. The double
process mulch would be approximately $1,200; the triple process mulch
would be approximately $1,325. The Board requested that Management
obtain a price quote from Moore Landscaping for comparison, for this
same area.
Management distributed a list of September 2007 newcomers. Board
Directors are encouraged to call on newcomers in their respective
areas.
Finance Committee
No report.
Maintenance Committee
Les Lavin and Betty Long reported they had inserted flags to mark the
locations where the 55 trees from the pine grove should be
transplanted along College Road. Depending on weather, the
transplanting should be accomplished this week. Discussion ensued
regarding deteriorating trees near the north sign area. It is
currently in the plan for next year to add 5 to 7 trees (6 to 8 ft
size) in the spring to replace those trees that may die by that time.
Communications Committee
Marg Hough stated that she had received many compliments regarding the
revised Pathfinder content. The Communications Committee is
continuing to research a possible new “look” for the newsletter.
Parks
Committee
Peter Bakas gave a synopsis of the most recent Park District meeting
that he attended. Linda Gilbert is scheduled to attend the next
month’s Park District meeting.
Nominating Committee
Rob Getz noted that there are still three Board candidate vacancies.

Executive Session
Board Motion: Tom Maslanka motioned to adjourn to Executive Session,
Rodd Elges seconded. The motion was passed by a unanimous voice vote
at 8:50 p.m.
Board Motion: Rodd Elges motioned to adjourn the Executive Session,
Julie LaFond seconded. The motion was passed by a unanimous voice
vote at 9:00 p.m.
Board Motion: Tom Maslanka motioned to authorize Peter Bakas to sign
the document discussed in executive session to correct a past
recording error, Betty Long seconded. The motion was passed by a
unanimous voice vote.
Adjournment
Board Motion: There being no further business, Joan Dudas motioned to
adjourn the meeting, Terri Kolman seconded. The motion was passed by
a unanimous voice vote, the meeting was adjourned at 8:10 p.m.
